The Superintendent at Costello Construction is responsible for the overall on-site management of commercial construction projects from inception through final completion. This role leads all field operations, ensuring work is executed safely, efficiently, on schedule, within budget, and in strict accordance with contract documents.
The Superintendent serves as the primary liaison between the field and office, driving coordination, communication, and accountability across all trades and project stakeholders.
Key Responsibilities
Field Leadership & Project Execution
Oversee all on-site construction activities and ensure continuous supervision of work.
Enforce project schedule and coordinate daily field operations to maintain progress.
Maintain a thorough understanding of contract documents and ensure all work complies.
Proactively identify and communicate delays, conflicts, or budget impacts to the Project Manager.
Manage trade foremen and subcontractors to ensure productivity, quality, and accountability.
Assist in the scheduling and coordination of Costello Construction’s self‑performed work, including manpower and equipment allocation, procurement and provision of materials, and assistance in quality control.
Scheduling & Planning
Implement and actively manage the project CPM schedule in the field.
Prepare and distribute detailed two‑week look‑ahead schedules.
Participate in schedule updates and understand sequencing, durations, and critical path.
Develop and execute site logistics and staging plans to prevent conflicts and delays.
Site Mobilization & Logistics
Coordinate all mobilization activities including:
Pre‑construction site documentation (photos/video).
Field office set‑up (trailers, utilities, equipment).
Survey coordination and site verification.
Temporary facilities (sanitary, dumpsters, etc.).
Ensure proper traffic control plans are developed and implemented when required.
Documentation & Project Controls
Maintain complete and organized on‑site project files in accordance with company standards.
Manage and track all field documentation, including:
RFIs, submittals, transmittals, and change orders.
Daily reports and subcontractor reports.
Inspection logs and permit tracking.
Maintain accurate and up‑to‑date as‑built drawings (daily updates required).
Thoroughly document project progress with weekly photos and/or video.
Quality Control
Ensure all work meets or exceeds contract documents and quality standards.
Lead pre‑installation meetings to confirm scope, specifications, and manufacturer requirements.
Oversee mock‑ups and sample installations to avoid rework or delays.
Assume quality control responsibilities when a dedicated Quality Control Manager is not assigned.
Safety Management
Maintain a safe, clean, and organized job site at all times.
Enforce all company and regulatory safety standards.
Conduct and document weekly toolbox talks.
Participate in safety inspections and immediately address any issues.
Ensure subcontractor compliance with all safety requirements.
Inspections, Permits & Compliance
Schedule and coordinate all required inspections.
Ensure all permits are in place prior to work.
Maintain inspection records and documentation on site.
Obtain Certificates of Occupancy in a timely manner.
Ensure compliance with environmental and erosion & sediment control requirements.
Subcontractor & Trade Coordination
Understand and enforce all subcontractor scopes of work.
Coordinate trades to prevent conflicts and ensure workflow efficiency.
Assist with coordination of Costello Construction’s self‑performed work.
Lead weekly subcontractor coordination and safety meetings, including:
Progress review.
Upcoming work planning.
Issue resolution and coordination challenges.
Ensure subcontractors submit complete and accurate daily reports.
Project Closeout
Lead punch list development and completion (internal and official).
Coordinate final inspections and approvals.
Assist in preparation and delivery of closeout documents, including:
As‑builts.
O&M; manuals.
Warranties and permits.
Equipment & Site Management
Oversee all company equipment on‑site, ensuring proper use, maintenance, and return.
Maintain site security and ensure the project is secured daily.
Enforce jobsite cleanliness and subcontractor cleanup responsibilities.
Qualifications
OSHA 30 Certification (required; company‑supported).
Applicable erosion & sediment control certification (as required by jurisdiction).
Strong knowledge of commercial construction practices, scheduling, and safety standards.
Proven ability to lead teams and manage multiple trades effectively.
Excellent communication, organization, and problem‑solving skills.
