The role focuses on strategic asset planning, value creation, leasing performance, capital investment management, and stakeholder coordination across the full lifecycle of the assets. /p pThe Asset Manager drives asset-level business plans, executes value-enhancing initiatives, manages leasing strategies, and coordinates cross-functional teams to optimize financial, technical, and operational asset-level business plans aligned with P3’s investment strategy. /li liIdentify value creation opportunities including leasing optimization, repositioning, redevelopment, and cost efficiencies. /li liDefine and execute strategies to enhance NOI, occupancy, and long-term asset value. /li liMonitor asset performance and implement corrective actions where necessary. /li liPerform hold sell analysis and provide strategic recommendations. /li liSupport acquisition and disposal processes. /li liPrepare and support asset-level investment memos, financial models, and recommendations for Investment Committee approval. /li /ul h3Portfolio Performance Financial Management /h3 ul liTake ownership of financial performance of assigned assets, including revenue growth and cost management. /li liPrepare and manage annual asset budgets, reforecasts, and long-term business plans. /li liMonitor operating performance against budgets, KPIs, and underwriting assumptions. /li liOversee valuation inputs and support external valuation processes. /li liProvide detailed financial and operational analysis to support decision-making. /li /ul h3Leasing Strategy Tenant Management /h3 ul liDefine leasing strategies to maximize occupancy, tenant quality, and rental growth. /li liCollaborate with leasing teams and external brokers to secure new tenants and renewals. /li liBuild and maintain strong relationships with key tenants. /li liIdentify opportunities for lease restructuring or optimization. /li liProvide technical input into lease negotiations where required. /li /ul h3Technical Asset Management Capex Oversight /h3 ul liSupport the implementation of day-to-day Technical Asset Management activities across assigned assets in the Netherlands in line with asset-holding company requirements. /li liTrack and evaluate technical performance of assets (maintenance, capex, compliance, lifecycle planning) against business plans and market standards. /li liOversee and support capex projects and major technical initiatives, ensuring alignment with budgets, timelines, and asset strategy. /li liCollaborate with technical teams and external advisors to review scopes, costs, risks, and execution of projects. /li liSupport preparation and monitoring of operating budgets and long-term technical plans. /li liEnsure compliance with local regulations, safety standards, and operational requirements. /li /ul h3ESG Sustainability Integration /h3 ul liDrive implementation of ESG initiatives across the portfolio. /li liIdentify and execute sustainability improvements (energy objectives. /li /ul h3Market Intelligence Strategic Insights /h3 ul liMonitor logistics and real estate market trends, occupier demand, and competitor activity. /li liProvide strategic insights and recommendations to support portfolio positioning. /li liMaintain strong relationships with brokers, tenants, investors, and industry stakeholders. /li /ul h3Reporting Governance /h3 ul liPrepare asset performance reports and portfolio updates for senior management. /li liContribute to portfolio and investment committee materials. /li liEnsure compliance with internal governance, investment guidelines, and reporting standards. /li /ul h3WHAT YOU NEED TO SHINE IN THIS ROLE /h3 ul liUniversity degree in Real Estate, Finance, Economics, Engineering, or a related field. /li li5+ years of experience in asset or investment management within logistics/industrial real estate. /li liStrong analytical and financial skills, including cash flow modeling and performance analysis. /li liProven experience driving asset business plans, leasing strategies, and value creation initiatives. /li liSolid exposure to technical asset management, including capex planning, asset performance, and lifecycle management. /li liGood understanding of building systems, technical due diligence, and property/facility management. /li liFamiliarity with Italian regulations and technical compliance requirements. /li liExperience with ESG initiatives (energy efficiency, solar, EV infrastructure) is a plus. /li liStrong stakeholder management and communication skills. /li liFluent in English and
