As a Facility Manager Real Estate, you would be part of a team that strives to provide best in class service to customers in our 300 000 million square meters of industrial buildings, mainly in Rome area (Lazio region). Our customer base is diverse and we’re looking for someone who enjoys working with the biggest names in e-commerce logistics and warehouse operations. With an emphasis on customer service and quality buildings, we have the best of both worlds – a local office, with the support and sophistication of a large international company. This role reports to the Real Estate and Customer Experience lead Italy.
What’s needed in order to do that:
1. Develop and maintain positive relationship with all customers and vendors
2. Responsive to customer’s needs and requests in a timely manner
3. Must be able to coordinate maintenance and repair services with vendors on behalf of customers
4. Proactively coordinates property inspections and drop-ins (handover and takeover of leased premises, dilapidation works); communicate any issues to Customer Experience & Real Estate team
5. Report safety issues immediately and recommend solutions to customers, vendors, or Customer Experience & Real Estate team
6. Be ready to respond immediately to emergency situations and concerns
7. Ensure safe and proper storage of all supplies, chemicals, tools, and equipment. Ensure tools and equipment are in optimum condition
8. Assist in inspecting, monitoring and documenting all work being performed by outside contractors and by our customers, including technical reviews as needed
9. Aid the Customer Experience & Real Estate manager in the evaluation of all service contract requirements and the oversight of property maintenance contracts
10. In partnership with the Customer Experience & Real Estate team, must be able to identify additional revenue opportunities by demonstrating an expert understanding of Prologis value-added products and services to align them to customer needs (Prologis Essentials, etc..)
11. Provide support to the Procurement team to negotiate pricing for materials, services, and capital projects
12. Perform technical inspection and review maintenance documentation to ensure Prologis standards are met in the case of self-performing leases
13. Assist in audits needed by insurance companies, authorities, and customers, including the coordination implementation of next steps

14. Requires a High School or technical Diploma and preferably a bachelor degree in Architecture or Engineering
15. Minimum of 2 - 4 years in skilled maintenance work; experience in commercial real estate industry
16. Knowledge and experience in more than one of the following: plumbing, electrical, and heating/cooling (HVAC) systems, fire protection etc.
17. Ability to work outdoors the majority of the day and flexibility to move in the different areas
18. Demonstrated ability to manage multiple projects and tasks on a daily basis
19. Ability to work independently
20. This is a field position that requires twisting, bending and lifting during the course of completing work assignments
21. Excellent customer service and interpersonal skills
22. Proven ability to communicate effectively with customers, peers, management, contractors and vendors
23. Requires a valid European driver’s license, good driving record and the ability to travel to multiple properties
24. As business dictates, able to work extended/flexible hours
25. Fluent Italian and good command of English
