Store Portfolio Manager - Italy
You are responsible for managing the store portfolio in a specific geographic region within Italy.
Key Responsibilities:
1. Enable long-term growth by identifying top locations for new stores.
2. Negotiate lease contracts with property owners to obtain the best possible deals.
3. Optimize the existing portfolio through lease actions such as renegotiations, rebuilds, extensions, and terminations.
4. Create and maintain a growth strategy and roadmap for the region.
5. Ensure the full potential of the region is mapped and included in the strategic plans.
6. Continuously monitor competition within the region.
7. Develop and follow up on the pipeline of store openings and lease actions.
8. Present negotiated business cases for approval, considering market fit, location, commercial viability, and legal terms.
9. Collaborate cross-functionally with construction, legal, marketing, HR, and other teams to facilitate deals and portfolio optimization.
10. Negotiate lease actions for existing stores, including rent reductions and lease extensions.
11. Work closely with the Expansion Manager and other stakeholders to ensure alignment and success of projects.
Qualifications:
* Strong leasing skills and good legal understanding.
* Strategic planning and long-term vision.
* Excellent multitasking and prioritization skills.
* Ability to remain calm and positive under pressure.
* Good financial and analytical skills.
* Fluent in Italian and English.
* Proficiency in MS Office, Power BI, and MS Teams.
Education & Experience:
* Bachelor’s or master’s degree in Real Estate, Business, Economics, or related fields.
* Minimum of 3 years’ experience in leasing, controlling, or real estate, preferably in retail.
