1. About you
2. Operates within a broad network of property owners, developers, and investors. Excellent ability to maintain, leverage and grow network as a trustworthy voice of the company.
3. Proven track record of site acquisition and development experience gained with a developer, corporate occupier, or commercial property consultancy.
4. Energetic and skillful in identifying new opportunities : Highly resourceful in identifying leads, exhaustively seeking out new opportunities.
5. A skilled and tactful negotiator; effective in a variety of scenarios, from dealing with national developers through to landlords and business owners.
6. Able to grasp values for differing property usage, rents, yields and capital values. Understands and uses discounted cash flows, ensures risk and opportunity is properly assessed.
7. Deal driven and entrepreneurial : Welcomes strong growth targets and an ambitious results driven environment. Able to explain complex deals to a variety of different audiences.
8. Excellent analytical and emotional intelligence supporting an essential ability to negotiate at an advanced level.
9. Highly collaborative and able to work with multiple stakeholders across multiple countries.
10. Languages : Fluent Italian and English essential
11. About the role -
12. as an Expansion Manager, you will :
13. Proactively identify and secure sites for redevelopment or existing buildings for conversion to new self-storage facilities.
14. Negotiate freehold and leasehold terms as applicable with vendors, consultants, developers, local authorities, and agents to meet the needs of our business.
15. Conduct site inspections / appraisals prior to exchange of contracts and undertake site, legal and planning due diligence on prospective opportunities.
16. Manage external consultants to assist in acquisition due diligence from site identification through to completion.
17. Manage property agents to identify and deliver targets - building a network of regional contacts through agency, landlord, developers, and occupiers to drive numbers of acquisitions.
18. Prepare robust, fully evaluated proposals for Executive Team and Board Approval.
19. Conduct and conclude deal negotiations, utilising legal and professional advisors as necessary, ensuring proactive communication and liaison across all parties.
20. Work collaboratively with our design / planning team to develop new stores that meet the planning requirements of the Local Authority.
21. Responsible for the entire planning process alongside our external consultant team and accountable for delivering planning permission in line with the board approved business case.
