Those who succeed at Highmark will do so because they enjoy an empowered, challenging, fulfilling, and financially rewarding workplace!Why we need you :The Assistant Property Manager performs community accounting functions and assists in the administration, leasing, and supervision of personnel.What Highmark can do for YOU :Help you achieve your goals through continuous professional development and regular career progression sessions.Competitive pay for the market.Monthly bonus opportunities for all site associates.30% associate rent discount.Medical, Dental Vision benefits starting the first of the month following 30 days of full-time employment.Company-provided life insurance, short-term and long-term disability coverage.Flexible Spending accounts.401(k) eligibility after 90 days, with a 4% Highmark match.Professional Certification Tuition reimbursement.Vacation, Sick, and Personal Time off available after 90 days.10 paid holidays.Paid parental leave.ResponsibilitiesWhat your day-to-day might look like :Collect and secure rental payments.Scan daily bank deposits and verify the accuracy of those deposits.Assist Community Director with daily rate approvals in Yieldstar.Input daily activity transactions in Yardi and clear any outstanding validations.Prepare accounting records and reports, including deposit accounting and monthly closeout.Verify accuracy of move-outs for integration with rental collection company.Deliver late rent letters and notices to vacate, and contact residents with unpaid rent daily.Responsible for bad debt collection until no longer applicable.Assist in eviction process and follow policies for local municipalities.Enter activity into YARDI related to checklists and Skip Watch information (if applicable).Assist Community Director with Apartment Ratings responses.Help achieve positive SatisFact scores.Assist with leasing duties, including showing apartments and preparing leases via E-signature if applicable.Maintain organized community office files.Stay informed of laws and regulations concerning leasing and management, such as Fair Housing, collections, evictions, towing, and pool enclosures.Prepare accurate reports in a timely manner.Handle or assist with work orders for resident service requests.Assist in inspecting vacant apartments and preparing them for market.Promote resident retention through the renewal program.Perform periodic inspections of common areas.Report maintenance issues observed.Assist in planning and preparing resident functions.Follow all policies and safety procedures outlined in the operations manual.Adhere to safety policies and use safety equipment as required.Perform duties of Community Director as directed.Always be courteous and helpful to residents, prospects, and co-workers.Have reliable transportation for meetings and supplies.Maintain communication methods for contact and emergencies.Be available for overtime, weekends, holidays, and evenings.Willing to be assigned to other Highmark communities as needed.Perform other duties as assigned by Community Director.Travel and overnight stays may be required.QualificationsWe’re looking for you if :You are interested in the responsibilities outlined above.You possess leadership and team-building skills.You have high school level mathematical skills.You strive for excellence.Some things we can’t live without :High school diploma or equivalent.Mathematical skills to calculate pro-rations, deposits, etc.Excellent verbal and written communication skills.Proficiency in Microsoft Office (Word Excel), Outlook, and internet use.Apartment management experience preferred.Strong proficiency in property management software (preferably Yardi).Leadership and team-building skills.Valid driver’s license.Tax Credit experience preferred.J-18808-Ljbffr
