LivTours is actively seeking a highly experienced Luxury Property Manager to develop a new division at LivTours: LivLeisure, a property management division dedicated to unreasonable hospitality. This role focuses on overseeing day‑to‑day operations, developing and implementing revenue and distribution strategies, coordinating suppliers and property services, and managing the guest experience across multiple properties. /p pThe position also contributes to the development of systems, processes, and infrastructure required to scale the property portfolio over the next 5–6 years. /p pThe portfolio currently includes: /p ul lia luxury villa estate in Tuscany with vineyard and olive grove /li liseveral luxury apartments in the historic centre of Rome /li lia mountain property in Canazei managed in collaboration with Interhome /li /ul pThe role works closely with company leadership and collaborates with internal teams including Marketing and Sales where relevant. /p pThe role is ideal for someone who has a keen eye towards business development in the hospitality sector and can best handle a balance between daily operations and strategise owners vision. /p pbJob location: /b Italy /p pbResponsibilities: /b /p ul liOversee day‑to‑day operational management of the properties, ensuring service standards are maintained. /li liCoordinate and manage service providers including cleaning companies, maintenance technicians, gardeners, laundry services, hospitality service providers. /li liMaintain a reliable network of emergency and technical contacts for each property. /li liMonitor property maintenance needs and coordinate routine and extraordinary maintenance. /li liDevelop and manage property distribution strategies across online booking channels. /li liManage OTA listings and distribution platforms. /li liImplement and oversee PMS and channel manager systems. /li liSupport revenue optimization through pricing strategies and occupancy management. /li liMonitor the luxury property rental market and competitor positioning. /li liSupport the development and ongoing management of property websites. /li liCoordinate with website developers and digital partners. /li liOversee integrations between booking systems, channel managers, and external platforms. /li liMaintain booking infrastructure including API integrations where required. /li liManage client communication before, during, and after stays. /li liDevelop and refine the guest journey with a focus on high‑end hospitality standards. /li liDevelop add‑on services and experiences designed to enhance guest stays. /li liCoordinate local hospitality services and guest requests. /li liInitially oversee marketing activity related to the properties, including social media coordination, newsletter communications, digital property presentation. /li liCollaborate with the Marketing team on cross‑functional initiatives where relevant. /li liMonitor guest reviews and support reputation management. /li liSupport the development of business plans for properties within the portfolio. /li liAssist in identifying opportunities to expand the property portfolio. /li liContribute to the development of operational systems required to support portfolio growth. /li liCurate merchandise and property items for guest use. /li liDevelop retail products or branded items that may be offered for sale within the properties. /li liSupport the development of a consistent brand experience across the portfolio. /li /ul pbRequirements /b /p pProven experience in bLuxury Property Management /b (luxury villas, boutique properties, or high‑end hospitality environments). +5 years experience necessary. /p pExperience managing or working with: /p ul liOTA platforms /li liPMS systems /li libooking infrastructure /li /ul pRevenue management and pricing strategy knowledge. /p pStrong IT and digital skills, including: /p ul liOTA management systems /li liAPI integrations and digital booking systems /li licollaboration with website developers and technology providers /li liadvanced Excel and data analysis capabilities /li /ul pStrong organizational and operational coordination skills. /p pAbility to manage vendors, service providers, and property logistics. /p pExcellent written and verbal communication skills. /p pStrong problem‑solving abilities and attention to detail. /p pAbility to manage multiple properties and projects simultaneously. /p pFluent Italian and English required. /p pbThe role /b /p ul liFull time, Monday to Friday, 8:30am to 5:00pm and on call when/if needed. /li liFully remote, with the option of working from our Rome headquarters. /li liCompetitive salary depending on experience. /li /ul pWe are committed to diversity, equality, and creating an inclusive workplace that celebrates uniqueness and fosters creativity.
