Real Estate Legal Specialist
The RE Legal Specialist is part of the RE department at country level, and reports directly to the relevant RE Legal Manager, with a functional line to the Director Legal. The main focus lies on all legal aspects of the RE processes and activities. He/she provides legal advice and support in the process from Lead to Store, especially in relation to (negotiating) lease contracts and permits.
Areas of responsibility
* Legal Support
* Negotiates lease contracts; prepares text proposals, alternative clauses/ sections check
* Sets up draft/ standard contracts
* Secures high quality lease contract by checking "must haves/ nice to haves" complying with Action standards
* Screens (standard) lease contracts
* Monitors the expiration date of current lease contracts and ensure timely termination or extension of the lease contracts
* Arranges financial securities (bank- or concern guarantee)
* Assists with the process of permit application
* Ensures alignment with Action central Legal RE and – where necessary – outside counsel
* Administration
* Ensures an up-to-date administration and archive of all legal Real Estate related documents
* Advisory
* Advises RE management team in regards to all legal aspects of the process
* Provides legal advice and solves problems in relation to purchase and lease contracts, permit issues and other RE related topics
* Liaises with / pro-actively informs Action central Legal RE with regard to all relevant legal topics
Requirements - Hard And Soft Skills
* Master level degree in Law
* Experience practicing as a lawyer with specialization in Real Estate (lease, purchase, permits, cadaster etc. ) and minimum 5 years of relevant working experience
* Excellent communication skills, in local language and proficiency in English
* Make proposals for efficient and effective working methods with the least possible complexity and implements these
* Demonstrates a high level of pragmatism
* Is highly organised, is able to structure activities and projects, sticks to agreements within deadlines and according to guidelines
* Works efficiently and effectively, also when under time pressure
* Works effectively with others to achieve common targets
