Chaberton Professionals, a division of Chaberton Partners dedicated to the research and selection of Middle Management profiles, is currently looking for a Senior Asset Manager for a Real Estate investment Company.
Position
He/she will be responsible for the following activities:
* Lead execution of asset business plans and value-enhancement initiatives in line with investment strategies.
* Manage leasing, tenant relations, and occupancy optimization.
* Oversee capex, repositioning, and refurbishment plans.
* Present asset performance, forecasts, and variance analyses to internal stakeholders.
* Conduct quarterly/annual reviews and valuations.
* Coach and support junior asset managers or analysts.
Acquisitions, Disposals & Onboarding
* Support acquisition underwriting, due diligence, and investment strategies with the Transactions team.
* Manage onboarding of new assets and implement 100-day action plans.
* Define and execute exit strategies for mature/non-core assets.
* Track and improve key KPIs: occupancy, NOI, rental growth, tenant satisfaction.
* Lead financial modelling, budgeting, and forecasting, including debt management.
* Supervise property and facility managers, budgets, and service contracts.
* Benchmark asset performance to promote innovation and efficiency.
Stakeholder Management
* Serve as point of contact for JV partners, investors, and lenders.
* Ensure timely and accurate reporting to Mandate/Product teams.
* Represent the Company externally and foster market relationships.
Sustainability & Innovation
* Collaborate with ESG teams to meet sustainability targets and reporting (GRESB, EU Taxonomy, SFDR).
* Promote smart technologies, energy efficiency, and ESG best practices.
Governance & Risk Management
* Ensure regulatory compliance and adherence to internal policies.
* Oversee insurance processes, including renewals and claims.
* Identify and mitigate operational and market risks.
Requirements:
* 8+ years in real estate asset management, preferably across multiple asset classes, with strong logistics expertise.
* Deep knowledge of the Italian real estate market and regional trends.
* Proven experience in value creation through leasing, repositioning, and asset optimization.
* Skilled in managing JV partnerships, service providers, and institutional stakeholders.
* Strong financial acumen, including valuation and budgeting.
* Familiarity with transactions and acquisitions is a plus.
* Strategic thinker with entrepreneurial mindset and leadership skills.
* Excellent communicator and cross-functional collaborator.
* Detail-oriented, professional, and results-driven.
* Fluent in Italian and English; other European languages are a plus.
