The role carries full accountability for the property, with a strong focus on: /p ul lioperational management /li lifinancial performance /li liservice quality /li lihealth, safety and regulatory compliance /li liteam leadership /li /ul pThe General Manager will work closely with central teams and other General Managers across the portfolio, while maintaining bfull ownership and accountability /b for the residence. /p h3Key Responsibilities /h3 ul liOversee the bday-to-day operations /b of the residence, ensuring a safe, clean and high-quality environment in line with company standards. /li liLead, manage and develop the bOperations team /b (Front Desk, Housekeeping, Maintenance), including shift planning and training programs. /li liDrive the achievement of boperational and commercial targets /b through a proactive, results-oriented approach. /li liManage the property’s bfinancial performance /b, including budget control, costs, PL, forecasting and KPI reporting (occupancy, revenue, NPS, costs). /li liDrive revenue growth through: bB2B contracts and partnerships /b (universities, agencies, corporates, relocation partners), local sales initiatives, and optimisation of pricing and occupancy strategies. /li liBuild strong relationships with the blocal community /b, while monitoring competitors and market demand trends. /li liCoordinate the bFacilities team /b, ensuring preventive maintenance and timely escalation of critical issues. /li liEnsure full bregulatory compliance /b (Health Safety, fire safety, audits, water compliance). /li liOversee arrivals and departures, seasonal turnover periods and refurbishment programmes. /li liManage bHR-related matters /b and relationships with external suppliers. /li liSafeguard the bresident experience /b, handling complaints and sensitive situations effectively and professionally. /li liCollaborate with central offices and support bportfolio-wide audits /b when required. /li /ul h3Candidate Profile /h3 ul liProven experience in bhospitality, hotellerie or PBSA /b. /li liStrong focus on bguest / resident experience /b. /li liSolid bcommercial background /b, with a track record in sales, occupancy growth and B2B partnerships. /li liExperience managing bmultidisciplinary teams /b. /li liAdvanced financial skills, including bPL, budgeting, forecasting and KPI analysis /b. /li liStrong familiarity with bPMS and IT systems /b (e.g. StarRez, Mews). /li liExcellent communication and bstakeholder management /b skills. /li liHigh level of autonomy, accountability and problem-solving ability. /li liExperience in bHealth Safety, fire safety, operational audits and preventive maintenance /b. /li liSensitivity to student wellbeing and the ability to manage complex or sensitive situations. /li liEnergetic, results-driven leadership style. /li liWillingness to attend training and travel to other properties as required. /li liProven ability to manage the complexity of a bnew hospitality opening /b, from pre-opening through to full occupancy. /li /ul pbLocation: /b Bologna /p pbCheck Your Resume for Match /b /p pUpload your resume and our tool will compare it to the requirements for this job like recruiters do. /p pGeneral Manager • Bologna, Italy /p /p #J-18808-Ljbffr
