Role Overview The Building Services Manager will oversee all MEP, HVAC, fire safety, and vertical transportation systems within a sensitive historical restoration. You must navigate Venice’s strict V incolo Idrogeologico (hydro-geological constraints) and integrate modern luxury services into a centuries-old structure without compromising architectural integrity. Key Responsibilities
MEP Strategy: Design and install high-efficiency HVAC (anti-saline coastal air units), smart lighting, and BMS systems hidden within existing fabric. Venice-Specific Logistics: Coordinate delivery of boilers, chillers, and generators via vaporetti (water buses) and temporary floating cranes; manage “last 100m” hand-cart logistics. Flood Mitigation: Design and maintain mobile flood barriers, sump pumps, and raised MEP basements to counteract Acqua Alta (high water). Compliance: Liaise with Comune di Venezia and Soprintendenza for approvals on external condenser units, flues, and roof penetrations. Luxury Standards: Ensure zero vibration, silent operation (sound masking), and instantaneous hot water delivery to suites. Sustainability: Integrate lagoon-source heat pumps and greywater recycling to achieve LEED Gold or equivalent.
Requirements
10+ years in Building Services, with 5+ years in high-end hospitality or heritage projects. Fluency in English, Italian (preferred not a must). Proven experience with Testo Unico dell’Edilizia (DPR 380/01) and seismic/waterproofing norms (NTC 2018). Ability to read stralcio di mappa catastale (cadastral maps) and work without permanent roads.
