About the Role The Housing Operations Manager in Florence is responsible for the end-to-end management of Verto’s student housing model.
\n
This role serves as the primary coordinator for housing operations, working across multiple third-party landlords and vendors to ensure safe, compliant, and high-quality living environments for students.
\n
The Housing Operations Manager plays a critical role in risk mitigation, vendor accountability, and operational consistency, while partnering closely with Student Success and onsite leadership to support the overall student experience.
\n
This position reports to the Program Director and the Assistant Director of Student Success.

What You’ll Be Doing

- Landlord ManagementManage relationships with housing agencies, landlords, and external vendors
\n
Ensure adherence to service-level expectations and contract standards
\n
Coordinate issue resolution across multiple housing providers
\n
Escalate unresolved maintenance or safety concerns as needed
\n
Monitor vendor performance and support continuous improvementMaintenance &
\n
- Environmental CoordinationServe as the primary coordinator for all housing-related maintenance
\n
Track and ensure resolution of issues (plumbing, utilities, environmental concerns, safety)
\n
Maintain a centralized system for tracking maintenance requests and outcomes
\n
Ensure timely vendor response and student follow-up on all reported issuesHealth, Safety &

- Risk OversightConduct regular housing walkthroughs and safety checks
\n
Monitor environmental risks and identify recurring issues or patterns
\n
Maintain detailed housing incident logs and documentation

- Safety teams on escalations and response

Support proactive risk mitigation strategies across housing inventory
\n
Assist in responding to urgent or after-hours student needs, on emergency phone rotation with other team membersCheck-In / Check-Out OperationsOversee housing readiness prior to student arrival
\n
Partner with Student Success to plan and execute housing check-in and check-out processes
\n
Ensure completion of condition reports and inspections
\n
Coordinate room assignments, transitions, and relocations if applicable
\n
Manage damage reporting, documentation, and resolutionCross-Functional CoordinationPartner closely with the Program Director on housing strategy and risk management
\n
Collaborate with Student Success on student-facing housing concerns
\n
Reinforce housing policies and expectations with students
\n
Lead housing-related Disciplinary Meetings with students and subsequent sanctioning if applicable
\n
Support the Office of the Dean of Students and Health &
\n
- Safety teams on housing-related communications, including parent communication when needed
\n
Contribute to a coordinated and student-centered residential experience
\n
Maintain accurate case documentation and communication in SalesforceOff-Season Operations (Non-Student Periods)Conduct housing inspections with regard to suitability and vendor audits, with follow-ups as required
\n
Review contracts and support improvements in vendor performance
\n
Plan housing allocations and capacity for upcoming semestersQualifications3–5+ years of experience in student-housing operations, property management, or student services
\n
Experience managing vendors or third-party partners
\n
Experience working in international or higher education environments preferredKnowledge, Skills, and AbilitiesWorking proficiency in both English and Italian languages
\n
Strong organizational skills and ability to manage multiple priorities
\n
Ability to coordinate across multiple stakeholders and external partners
