We are a fast-growing, mission-driven organisation creating transformational global experiences.About the RoleThe Housing Operations Manager in Florence is responsible for the end-to-end management of Verto's student housing model. This role serves as the primary coordinator for housing operations, working across multiple third-party landlords and vendors to ensure safe, compliant, and high-quality living environments for students. The Housing Operations Manager plays a critical role in risk mitigation, vendor accountability, and operational consistency, while partnering closely with Student Success and onsite leadership to support the overall student experience. This position reports to the Program Director and the Assistant Director of Student Success.What You'll Be DoingVendor & Landlord Management
Manage relationships with housing agencies, landlords, and external vendorsEnsure adherence to service-level expectations and contract standardsCoordinate issue resolution across multiple housing providersEscalate unresolved maintenance or safety concerns as neededMonitor vendor performance and support continuous improvement
Maintenance & Environmental Coordination
Serve as the primary coordinator for all housing-related maintenanceTrack and ensure resolution of issues (plumbing, utilities, environmental concerns, safety)Maintain a centralized system for tracking maintenance requests and outcomesEnsure timely vendor response and student follow-up on all reported issues
Health, Safety & Risk Oversight
Conduct regular housing walkthroughs and safety checksMonitor environmental risks and identify recurring issues or patternsMaintain detailed housing incident logs and documentationPartner with Student Success and Health & Safety teams on escalations and responseSupport proactive risk mitigation strategies across housing inventoryAssist in responding to urgent or after-hours student needs, on emergency phone rotation with other team members
Check-In / Check-Out Operations
Oversee housing readiness prior to student arrivalPartner with Student Success to plan and execute housing check-in and check-out processesEnsure completion of condition reports and inspectionsCoordinate room assignments, transitions, and relocations if applicableManage damage reporting, documentation, and resolution
Cross-Functional Coordination
Partner closely with the Program Director on housing strategy and risk managementCollaborate with Student Success on student-facing housing concernsReinforce housing policies and expectations with studentsLead housing-related Disciplinary Meetings with students and subsequent sanctioning if applicableSupport the Office of the Dean of Students and Health & Safety teams on housing-related communications, including parent communication when neededContribute to a coordinated and student-centered residential experienceMaintain accurate case documentation and communication in Salesforce
Off-Season Operations (Non-Student Periods)
Conduct housing inspections with regard to suitability and vendor audits, with follow-ups as requiredReview contracts and support improvements in vendor performancePlan housing allocations and capacity for upcoming semesters
Qualifications
3–5+ years of experience in student-housing operations, property management, or student servicesExperience managing vendors or third-party partnersExperience working in international or higher education environments preferred
Knowledge, Skills, and Abilities
Working proficiency in both English and Italian languagesStrong organizational skills and ability to manage multiple prioritiesAbility to coordinate across multiple stakeholders and external partnersStrong problem-solving and crisis management skillsAttention to detail in tracking, documentation, and follow-throughAbility to identify risks and implement proactive solutionsStrong communication and interpersonal skillsAbility to work both independently and collaboratively in a fast-paced environmentCommitment to student safety, wellbeing, and high-quality service delivery
